@Joe Villeneuve again I must say that you're right, now things fell in place after I have some understanding how this game is played and I know for sure that I won't be using more than the DP for my next unit.I will filter deals by positive cash flow per unit and maximize this value as much as I can.as I said before, I do long distance investing as prices are at peak where I live, I keep an eye on the market value nowadays especially due to covid-19.

I’ve been loosing sleep trying to decide whether or not this is a good time to try and go for my first investment or maybe this is a sign to hold off and see how everything plays out.Looking for advice I’m young in the game and I’m just trying to hear as much feedback as possible from different minds.Thank you in advance

I wish we could play the LTR or month to month card but until the POA green-lights new renters coming into the community its not an option, since there is 24/7 security. 

But, as Grant Cardone says, "If the cranes are at play, stay away!".

I think the things that played well into it for him were that he used an enrolled agent, they contacted the IRS and he showed good faith and made his payments on time.

But there are many issues at hand in CRE apart from the underlying fundamentals of real estate that come into play when making investment decisions like cost of capital (which varies by party), investor motivations (arbitrage, tax, etc) amongst other items. 

If I was buying right now I would be playing off sellers fears and looking for great deals, not good deals.

There are plenty of families in tight situations, offering flexible lease/closing terms would play to your advantage.  

Real estate is not a get rich quick scheme, play the long game and you will win.

Should there be any fear if this is a long term play?
