Your cash flow is basically rent minus mortgage P&I, property taxes, insurance, income taxes, local fees, utilities (if you pay any), repairs, management, vacancy, evictions and capex items.

After that, I can find the homeowners name and the title office3. tried to call the title office they said Utah has nondisclosure law, so couldn't find any info from them4. decided to go to MLS and run some comps using the tax Id since the property is not listed on MLS I cant find comps related to the propertyIf you have any feedback on what can I do differently, or if you know a website to find the home owner's phone number or any meaningful advice that you have will be appreciated.
