But I was learning, asking questions, still making mistakes but not as many and rarely would I make the same mistake twice.After a period of time and learning I started managing for myself again... but I never moved into the property, I discovered that for me living next door to my tenants wasn't something I still dreamed about... this is probably because I created such a bad experience in the beginning with my lack of knowledge that it tainted my view of "House Hacking" as the BiggerPockets community calls it... even though it was my original intent and on paper always seemed like it made a lot of financial sense, and still does.

The lady then sent an email stating that my interest rate would be 5%.Today I am closing with these terms: $35k HELOC at 5% interest rate as opposed to Wells Fargo’s best offer of $30k HELOC at 9.25% interest.Thankfully I was able to talk to the property owner to push the closing date back a few weeks so I could get my HELOC closed.I couldn’t be more thankful for my local credit union.

I can input leads/sellers that I spoke to and I could also set the calendar of when to follow up for example every two weeks or every month it sets an alarm and remind you who you need to follow up with) we all know that the money is in the follow-up so check it out it has really helped me to become more organized and instead of scribbling things on paper and shoving it in my pocket or forgetting about it later everything is organized and streamlined hope this helps !

I expect the tenant's rent to cover all our own housing expenses.All in all, when we put it all down on paper, we calculated that moving out of the condo and selling it to cover our complete current debt load, renting out half the duplex, and living in the other half, will allow us to save over $40,000 yearly in various loan payments, utility payments, and tax payments.

These are my current requirements:- $1395/month rent (average for the market)-$1500 security deposit-$50 application fee-$250 non-refundable pet deposit (max 2 pets)-minimum 640 credit score (the killer as it seems)I have even tried offering those with lower credit scores the opportunity to lease with a higher monthly rent and/or higher security deposit but can't get anyone to even turn in an application (wasting lots of paper at this time).I would be concerned as opposed to frustrated if there was no interest, but with the activity the past month (I've been trying for a month), I know that there are renters out there.As I have indicated, I think the credit score issue is the speed hump, but I could be wrong.

But they are definately not magic, and if you change nothing about the way you operate, but place assets in LLCs, they won't protect you much.Simply having the piece of paper does little, if you treat the LLC as an extension of yourself and not as an independent entity.
