OK, I am getting side tracked, when I show homes, it seems that people don't care too much about the exterior color, especially not in this price bracket.

I have a question how were you able to maintain things with that much over head the first year?

Any tips/tools/websites out there that y'all use for market analysis or tracking trends in an area?

From what I have been reading about HML it sounds like after a few transactions, lenders may be willing to offer a lower interest rate after I've had the opportunity to build a relationship/track record with them.

Track down and contact the owner.
