My advice would be to:1. stay in contact w/ seller2. ask what price and what TERMS (fast close, cash, etc) they would take immediately or without hesitation3. see if you can visit the property in the meantime 4. get your $ ready so you can go when they're readyAll the best!

I think telling them you might use them in the future but provide all of this free crap today is a waste of time.Any smart commercial broker will not spend time on such things.Why not just pay for a report or send them a nice gift card to the restaurant of their choice?

You're probably not going to find a better rate than 3.75% and anything lower will be so insignificant that it won't make a dent in your payment (e.g. if you somehow magically found a 2.75% loan, you'd save only ~$116/month - nice, but not life changing).
