My advice would be to:1. stay in contact w/ seller2. ask what price and what TERMS (fast close, cash, etc) they would take immediately or without hesitation3. see if you can visit the property in the meantime 4. get your $ ready so you can go when they're readyAll the best!

Sale price $200,000 firm, Possible ARV $255,000 (sale price of a nice rehab in the neighborhood).

You could visit the site daily or weekly, you could require them to send pictures at the end of the day, or you could have a third party inspect their work.

It wasn’t Allstate branded but it was nice to have a one stop shop. 

I think telling them you might use them in the future but provide all of this free crap today is a waste of time.Any smart commercial broker will not spend time on such things.Why not just pay for a report or send them a nice gift card to the restaurant of their choice?

You're probably not going to find a better rate than 3.75% and anything lower will be so insignificant that it won't make a dent in your payment (e.g. if you somehow magically found a 2.75% loan, you'd save only ~$116/month - nice, but not life changing). 

That IS a nice chunk of money, but be careful because it can disappear rather quickly with a few poor decisions.

It is nice to know that there is a great potential in the city since the others are beginning to flood with people.
