If I decide to hang on to the property do you think this is a smart move?

If SELLER isn't motivated, find lower hanging fruit.

My question is this:Should I sell the property and use the cash to invest in a different property with better returns, or hang on to it?

Funny thing was they were usually people with a mental hang up of some kind or people that didn't want to be found by any one or paranoid, so I didn't take them to serious and asked you seem to be the neighborhood busy body so do you know of anyone who... of course you need to reword that.

I have found that doing it ourselves often takes much longer and we would have been better off hiring it out than trying to save money (especially hanging, taping and finishing a house-- although an easy to learn project, that takes forever as a solo project and a decent drywall finisher isn't too hard to find).  

I had to work late last night and all day today, so I'll be headed over right after work to check it out.While technically according to my lease, the tenant has to ask to make modifications to the property, something like hanging a modem on a wall is kinda like hanging up a phone; I'm not sure whether that really qualifies as a modification.  

Are you willing to give it what it takes, write 2000 letters or hang 600 bandit signs or drive 800 houses and knock on doors to close one deal?

It may take a little longer than the normal 20-30 days but hang in there.
