Access would be a better suited platform if you want to do it yourself. 

Should we deed a couple of acres plus the mobile home and finance just the rental related expenses against the second deed?

Yes, I am on mobile and don’t have my notebook with me, but those are approximate measurements.

I later came across a software program call Zinspector to use when doing move-ins and move-outs and was hoping some people out there may have had experience with either or both platforms?

A $100k purchase in King or Pierce county seems to suggest a manufactured/mobile home.If they need some cash now and you need some time to figure out your financing for the entire purchase, a lease option may also work (instead of seller financing), and you can give them some money up front as a deposit to help with their cash needs.
