Not surprising as it's right on the light rail line and an easy jump into downtown.

No lights, running water etc.

The owner will always handle the common area lighting and that is the reason there is an additional meter on the property.

Black light test showed over 100 dog urine spots.

We added new lighting inside the house and build a fire ring outside.

It light a fire in me and I’ve dove in reading everything I can get my hands on, attending the Maryland REI meetups, meeting with several local investors in Baltimore, and of course soaking up as much of what BP has to offer.

The general idea is to renovate the kitchen with new cabinet & counter top; Update all the restrooms; patch up all walls; remove pop-corn ceiling, repaint whole house; re-sand and re-stain all the hardwood floor; some plumbing work; install can lights in all rooms; move some lighting fixtures; add/move switches and wire for Ethernet.

I’ve already begun replacing wall switches with SmartThings devices just so I can make sure all the lights are off when someone checks out.

It probably needs at least some light touches to bring the most on the market.
