There is no way that a small commodity farmer can economically compete with the economies of scale of the big factory farms.But, if you can get 50 cents an ear for "field fresh" corn and the customers come to you, that's another story.

I have seen all manner of sales material over the years and many do not put any maintenance in or vacancy in the proforma.. they rationalize that a fresh rehab and fresh tenant you won't have that .. well MAYBE in year one then the reality sets in and your 12% preforma becomes a 6% reality.. and then maybe investing in fixed debt looks better and better all the time..

I recently tried a local private investigator I met that does background checks for local companies and his info was good, but it was a hassle inputting the data on his site and i had to wait for him to do a few things on his end so there was no instant gratification that can be had with online services and in the end there was negligible cost savings.
