Best way to find out about the market is ask a local realtor who is active in that market.But, the procedure for dealing with a situation like this, for valuation purposes is doing all or a combination of the following:* Go back in time to find older sales and determine (calculate) any market trend differences (appreciation/depreciation, etc) since then and adjust those old sales.* Go to the nearest relatively similar market area and find recent comps there.
