It will cost you less, it gets you more familiar with all phases of contractors in your area and you are not relying on someone else to be your eyes and ears.

It took only about 2 weeks to get my first duplex rented, so now it's on to the next phases of this adventure!

Do you mine sharing whats has changed from not making deals to suddenly own it, what action did you take, what kind of marketing did you use and services, how many months did you mail to those lists and if you go backward to your beginning phase what would you do today that you didn't do then.thanks again 

Once you get over that scared phase, of that "what if" thought process and think "okay, it's a non-negotiable fix, fix it, move forward" it's not scary.. it's a part of investing!    

Either that or sit tight, study up, save up, keep looking, and prepare yourself for the next phase. 

This will enable you to formulate a reasonable project plan, perhaps in phases for different locations, or based on major elements such as roofing projects or electrical upgrades, etc.
