Basically her water and electric bill increased by hundreds of dollars the month before we purchased because the AC wasn’t fixed and because she didn’t know about the pipe.

Say I find one for 250K tomorrow that we love that will only increase our monthly mortgage payment from 1180 to 1800, with no money down right now, im sunk in the water.

We increase rents by $173 per door on average.

We are seeing increased volatility in real estate pricing now that information is easily available (i.e. publicly available) through the internet.

As we are seeing the rents in Boston creeping up, the submarkets around the city are becoming increasingly viable options for buy and hold investment properties.

Unless you can increase your income a lot id say you’re beating a dead horse and should sell.  

Here was my experience:  For the most part it worked well but the reason I was swayed away and looked into submetering was because it increased the number of calls/complaints I would get from my tenants.

He said by summer 2018 it’ll probably increase 3-5%.

Once you hit that number you should be looking at increasing your rates.
