The FHA loan document package had two almost identical pages from HUD just to let you know that short term rentals under 30 days will be illegal on any part of the property while you have the FHA loan. 

Per the Dodd-Frank Act, or whatever modified version we are still living with today, it can be construed as a requirement, despite the fact you may only do one of these each year, or even less often (rules are different if you do more than 4 or 5 of these per year vs. just one), but the buyer needs to understand what it takes to qualify for their take-out loan prior to the maturity date of your balloon (assuming you impose one). 

Now that I'm in my "mature" mid 30's, I won't do any investments that make me lay awake at night and worry.Since you're a new investor and have a baby on the way, my recommendation is to stay conservative as you start.

My understanding is that those markets are quite mature in the recovery cycle and good deals may be hard to come by.
