I have been looking for MF for a long time, they are either way too expensive or it's just in a ghetto area with bad shape.Considering the local market is so hot right now especially the east side of uptown Charlotte, I saw people gradually start to invest the west side, they either rehabs property, build new ones, the tenant profiles start to get better and better in my opinion.

Just wanted to start a discussion on the topic and get the feedback from the active community here and see what everyone is experiencing.Rising prices, rising interest rates, affordability are all hot topics and on the radar for future concern....and now rising inventory.It is important to remember that our inventory has been historically low for a while now so even though it is up and continuing to increase it is still a sellers market (here in Vegas/Henderson) and relatively still low.

@Jared Weston I do actually own a home that has some equity in it that I am currently renting and cash flowing about $450 a month on, but it is also in a pretty hot real estate area where they are building shopping centers new homes a marina so I really want to let it ride for a while longer and see what that market does.

I'm certainly not an expert in any of those markets, but from what I hear Dallas and Nashville are both pretty hot and very competetive.
