Go to their Facebook page and just look at all the comments after each of their posts and you’ll have all the information you need about why this company is not worth it and a huge hassle that actually cost you more money.

@Christopher Martingenuinely curious what the appeal is - obviously lending to a trusted partner is one thing, but having to vet individual deals and run the risk of a 100% loss to get a 12% return seems... intense.the crowd funding sites are a non-starter with me - i will either buy actual real estate that i control, or index funds.

Generally the policy will be written with limits as follows:Existing Structure: limit is the depreciated value of the Building (also called Actual Cash Value)Renovations: Limit is the total cost of the renovations being put in to the structureMost Insurance companies that write these policies will want to know if there are any Structural work planned.

The owner told us we'd be able to see all of the units, so I'm not sure if he didn't actually make her aware we were coming through or if she was being difficult.- Owner sent proof of payment and she's been consistent since 2019 with no missed or late payments.- Owner sent a 6 month lease signed back in 2019.

their credit is already trashed with late payments and NOD filed.. the actual foreclosure is just another nail in their credit coffin.
