We've purchased hundreds of houses (generally for cash), and with the exception of one or two situations where there were hidden issues that the owner knew about but didn't disclose, we never made an offer and then tried to negotiate a discount.You may get away with this a few times, but if you're buying a lot of houses (especially if you're buying from other investors/wholesalers), you'll get a reputation for throwing out offers and then trying to renegotiate.

There are mold remediators out there if you don't want to tackle it yourself.For a Live in Flip, keep your sanity by choosing one room to NOT work on, one place where you can get away from the dust and mess.And if you're living in the flip for the tax gains, do not sell even one day before those two years are up.

I certainly would have questioned any drain service that could not get the drain opened in short order, and would have requested the video inspection to identify the blockage was due to failed pipes and not some obstruction that was dropped into the drains (yes, been there, done exactly that - the drain service "snake" hit something it couldn't clear so took a look at what turned out to be collapsed pipe; my unit was not uninhabitable for the time to cut out the pipe).Now, the question of a "reasonable" hotel rate is next; maybe you should explore that if you decide to be more fair and reimburse for hotel time at a more affordable location.And clear communication is necessary too - you made some statement that the tenant took to mean "go stay at some hotel courtesy of the landlord", and maybe you said it, maybe you didn't but it sure does not seem clear.

Whether I am licensed or not, I would buy it sub2, get the deed, see an attorney, and video the seller as to knowing the risks of the due on sale clause.Then I have options as to rent it, lease 2 own, or sell it.
