We have seen minor rehabs $28.00 -$38.00 per sq ft with major rehabs $85.00 per sqftThe best way is to make a list of description of work that needs to be accomplish for the final  sale.Doing the work once with a good clear vision of your design is the best outcome .

Problem is that to do so would require a minor sunbdivision, some governmental approval and surveys to get a legal description for several pad to have title.

There should be sections referring to the description of your unit (where it begins and what it includes) as well as definitions of the Common Elements of building (owned by the association and the Limited common elements (used to service one or more units but not all) and how they are handled (who is responsible for them).
