I had a client a few years ago with 221 units spread out over 12 buildings within a few miles of the city and the largest was a 60 unit and the smallest a 6 unit.

It shouldn't be a permanent hand out for people who don't work (veterans and those truly disabled with no ability to function on their own).

Hey Jessee - That is a function that we used to have, but it was RARELY used, and I mean RARELY.

It could use a few upgrades but all systems are functional and 2 units are rented out at a total of $1400/month.

Once the property is stabilized and fully functioning we would then refinance the private lender out and get lower rates from a traditional lender.

The unit seems to be functioning just fine.

Creative financing is a function of terms, not distance.

For us the basement pour is was one of the largest single expenses so we approached an small independent (basement) contractor & he came in around 50% below our GC's quote & that of a couple of other larger companies.We also personally negotiated & purchased the windows, doors, kitchen cabinets, trim, flooring, mechanicals etc etc.
