Financing for 5+ units is not very good right now, however there are ton of lenders including myself than can fund up to 75% LTV on a 1-4 unit property. 

We would love to connect with other investors who have done creative financing, rolled equity over, done battle with loan limits that are so unrealistic, or even moved their money out of state?!

True foreclosures are all cash purchases so if you don't even want to pay $25 for a list or for access to a good site, you are probably starting a long climb up the wrong tree.

It was too many uncontrollable variables and we decided to give up on that.
