This is totally foreign to me. 

The tax benefit of doing this (foreign earned income exclusion) made us debt free and in a much better position to do something.

I think the most important thing for an out of state investor is to find a reliable and trust worthy property manager.I would recommend short listing couple of property managers in the area you are targeting and you can ask the following questions:1) How many foreign investors they manage properties for?
