This duplex is a 4200 square foot 4/3 duplex (4/3 on each side) 3 of the bedrooms have their own bathrooms.

Assuming this is more to get your foot in the door or real estate investing and your life long dream isn't to owner occupy the first floor of an MA Triple Decker it makes the most sense by far to just live in the open unit and not go through a ton of BS.

I don't know how big of a deal that is in FL.If you want to PM me with the actual dimensions of the 750 sq foot box you have, I would be happy to sketch something out.  

Now instead of just moving a piece of insulation a little to the right, this joker took a picture, printed in color, had a computer arrow put in, and then warned the buyer about it.

So, the responses I've received caught me off-foot.

I even printed a copy of my best BP buy and hold report and brought it to our family dinner tonight. 

I thought they would be representing me since I would be the one footing the bill.

Sales are generally when everybody else (realtor, attorney, appraiser, etc.) get paid and guess who foots that bill :)
