I am currently a residential real estate broker who would like to expand into real estate investing. 

Also as I start to expand my portfolio Cincinnati is a market I have been looking into.

The renovations ended up being $7k more than I thought they would, but because I bought it right from the get-go, I was able to more easily absorb those "first-time lessons learned".  

That can easily be done over the phone and I would not waste valuable time in the market talking about HUD contracts, wiring funds, etc.  

They are not rented currently need a little work (about 3K each) but says I can easily rent them for about $1000 each.

The university keeps expanding, student housing keeps spreading, and this area is in the path.
