After one year, or long enough to show future investors that the numbers DO actually perform, open the opportunity up for investors as a second mortgage (in the amount of the 20%) and provide them a fixed return (8-10%), after of course running the numbers to ensure it still cash flows with this second mortgage.

I tile my kit and baths, and sometimes upgrade my cabinets if I thing I can raise the rent a few bucks or rent it faster (less vacant time)NOW you can hold the PM accountable if they can not reach their potential rent goals and you can get a good team player to boot-

Again - if you don't own the property, you tend to treat it differently.Finally, some HOAs have gone to an HOA security deposit system to ensure damages to common areas are paid if caused by renters.Not intended to be legal advice but just commenting as to my experience.
