All the insurer can do is deny the claim.Second, as Tom also wrote, if the lien has attached to the property there is no way I know of to convey the title that will not carry the lien with it.Third, I assume the lienholder is trying to enforce the lien against the property, otherwise how did it come to the lender's attention?

Soo, from my experience only, the NTV from the existing owner has to be assumable by you in order for you to be able to enforce it.
