It is not easy to fix everything but you can rapidly build up your credit score to a decent level.

There will be little things here and there that a buyer may notice...So plan on getting it back up to snuff for sales condition (and this would probably just be shining up from normal wear and tear that you can't chase the tenant for).In short, if you are really just dead set on selling, I would focus the energy on marketing, sales condition, networking, creative terms, etc... 

@Curt Davis of course you are right but the anxiety level and cost factors are what keeps me at home.

I've found you can get the best deals because most aren't buying, people are willing to come down on price and banks want energy consuming houses on their books.

Parking lots and sidewalks need to be in good repair, with snow and ice removed, and generally level and free of exposure to slip and fall.

At the end I concluded exactly what Troy did:  Not a good use of my time and energy. 

If it's in an A neighborhood and you want this place to be a non-smoking property, you won't be able to get rid of the stench to a level that would be acceptable to many non-smoker tenants.

I then ask is, have any of the units been brought up to that level.  

There are also split-level type buildings where part but not all of the living space sits on top of the garage.
