I'm seriously taking into consideration doing this type of project as well if the price is right, and if I can land a deal on a lot of land here in Denver. 

If someone with a million dollars asks a bank for a loan, they get more consideration than someone with $10. 

You can draw on it, pay it down when the flip sells, use it on the next flip, and so on.

You would make it back pretty quick and if its a decent neighborhood its definitely a draw.

start at your city/county building and zoning office. they will be able to walk you through the steps. you most likely will need some drawings about how you're going to renovate with names of contractors of who will do the work in order to apply for a permit.

Whatever you do, do it consistently and with the utmost consideration for people's circumstances.

You can scale that down considerably as your portfolio grows larger.If you feel comfortable and confident, then move forward.
