It was more to have another cool place to vacation and let it pay for itself and appreciate.I never plan on selling either property.If I see a great deal on a beach house that will be next.

Hey @Teekap Pate - Many condo deals in that area of Chicago get killed by the outrageous HOA fees. 

Here's how I approach it:- Acknowledge the Seller’s Perspective: First, I make sure to recognize that the seller might think they could net more by going directly through a realtor.

I'm still looking for a general contractor, but I don't have regular deals to make a GC's time valuable when estimating each job.

All of your mechanical systems are interconnected, and you will want to know from your electrician if you will need to upgrade the service no matter which direction you go.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I've done the former and it does make a difference.I don't do the stock market (well not directly, I have stuff through my bank). 

The 3 states I work primarily in already require buyer agency agreements by state law. 50% of our deals are off market, so our commissions already got written into our offers as a standard operating procedure.So virtually no changes for me.
