After paying the standard 3% earnest money into Escrow the buyer then cancelled the contract and demanded the deposit back.

The buyer got mad when told the name on the proof of funds document has to match the name of the sales contract.

One thing I would say is be nice to the tenants because my guess is you just have maybe a one month deposit and if they get mad they could do more damage than you could repair with their deposit.
