Investors are always looking for deep discount deals.

Unless you were lucky enough to purchase rental properties deep into the market downturn this last time around or have held for 15 years +, cash flowing in San Diego is very, very difficult to do. 

The other option is to buy something at a deep discount that needs lots of work.  

Seems to be more of a headache then it's worthIt really depends on how deep your pockets are.

After digging in deep to the BP forum archive over the past few weeks, I wanted to stop in and introduce myself.

I've been looking at zillow to see the difference in prices/rents in local areas.I saved a few posts to read up but other than that, I haven't got too deep into it yet since joining.

It's a 50' deep garage already, more than enough for two cars just in that bay.

We ended up Short Selling the property; we were in deep.

Every time I am waiting for title to come back I feel like I am holding my breathe hoping it comes back "clean".

IMO, this option tends to works best when you are purchasing at a deep discount with a small rehab and a much higher after repair value.
