I will be submitting an offer to my first property this week and through running all my numbers I believe that house hacking is and unbeatable strategy in real estate for those like me who are single and not a lot holding me to one place.My question are what would be your suggestions to constantly house hacking, particularly in financing but all advice would be greatly appreciated!

I like to go over the lease with the tenant in person or over the phone at a pace they request (line by line or pointing out the clauses they may be more interested in such as when rent is due, late payments, etc. and skipping portions such as joint and several liability, non-waiver, etc.).

I love the career.. but I started pre internet I mean pre fax machine.. so things were quite different.I owned a brokerage here in Portland for many years.. and basically had about 50 agents working for me at anyone time.10 were constant producers making 100k plus of those 10 3 made over 200k and of those three 1 made over 500k. so really depends on your needs on the revenue side.. also you need at least 1 year of living expense in the bank.YOu need all of the above that was just posted.. and on top of that very good sales skills..

Most lease agreements are jointly and separately liable, so you can go after both to pay your rent.

So I’ve been going through tons of forums and articles and tons of YouTube videos from BiggerPockets members and investors but I’d like to see if anyone local can help me with some good first steps toward becoming a successful rental owner, alongside doing fix and flips and possibly fix and holds.Due to some setback about a year and a half ago my wife and I were tossed into a rat race of bad credit and constant phone calls to pay bills without any idea how to pay them.

I would suggest finding someone in the business that you could do a JV (joint venture) with to help with capitol and experience.
