I won't name the companies here, but I will caution anyone investing in turn-key to ask a few questions prior to selecting an operator: (1) are you a broker selling another company's turn-key?

I think the online course would have been more difficult if I had no prior real estate exposure. 

How do your earnings compare to a long-term rental where the tenant pays for utilities and landscaping?

What is my recourse when investor is not cooperating with prior owner in.  

Adding a couple of those could be cheap compare to an extra month of carrying costs.

FHA appraisals are a bit more stringent compared to a conventional loan appraisal.

Now, it really depends on the scope of your project because these fees might be really low and insignificant compared to the total cost of the project.

Did you agree for the buyers to have occupancy prior to closing?

Or, are each and every individual deal so unique that they can't be compared?

I did quite a bit of research when I heard about the HELOC to pay off you mortgage and then using that account as your main account to funnel all your income and expenses in/out of etc etc.....the principle is that you will have on average a lower balance that your are paying interest on each month etc.....and read a lot about comparing that method vs just applying extra principle to your mortgage.
