What I mean is many of these weekend courses (I have not taken this one so this is not specific to this course), a common theme I hear from investors and verified by BP posts are they see these courses with case studies where they bought a note for 30-50% on the dollar etc.

There is no way more than 10 people can fit in our dining space.I was hoping this wouldn't be an issue but after being live 2 weeks we've already received 2 inquiries on VRBO where the potential guest asked about the dining space and ended up not booking when they found out all 16 people couldn't eat together.Is this a common occurrence and I just got unlucky with these 2 guests or have people figured out a hack for extra dining space?

in those days no seasoning at all.. and of course the buyers who bought into our program were in the home completely renovated at 65% ARV.. the 75% ARV loan dropped and they would get some cash back 5 to 10k per house we usually had them buy 4 at once.. and cash flow that was common and acceptable in those days was 100 a month positive.So they had to put 1k down on my loan  then they got back cash at close and had 100 a month positive.

Not all lenders will all the rent as income (and a lot of them won't add all of it) but it's fairly common

The surveyor completed the first version and it was submitted to the Zoning Department and came back with some required changes, as is common when working with Denver Zoning.

Remodeling is Tenant Improvements, we can still distinguish between common area improvements (LL cost) or tenant can pay.Also consider if one party damages the portion, they would be liable regardless.
