@Paul EllingtonThe reason why I'm doing a cash out refinance ( BRRRR) on my investment property in  Colorado.

All of the tenants are higher credit/higher income (or have co-signers who are). 

I wrote my state legislators about it late last week but unfortunately mine are co-sponsoring the bill so I don't think they will change their minds. 

Rates decoupled from the normal co-correlates weeks ago.
