Sure 1  McDonalds sells 4,000 Big Macks a day for $2.00 a piece, sounds like they are taxed on $8,000 a day, But the truck to drive it there costs, the burger costs, the lettuce costs, the franchise fee costs, the employees and their employment taxes cost, the lights cost, the driveway pavement costs, the water for the bathrooms cost, the depreciation for the new chairs cost, the land tax costs.

Packer flags get pinned on the walls, TVs brackets mounted, computer game chairs on 100 year old hardwood floors, bikes moved up and down the stairs, the normal stuff etc - and just generally little regard for the property.

There are companies that sell turnkey investment properties all over the country so you don't have to put any leg work into it, use a property manager as well to manage these. 

That means sitting in their chair and lighting a cigarette.

You can spend a ton of energy trying to track down $200 of flesh for a broken chair. 

We ask them to keep the dogs off the furniture, but that isn't always possible, so I have a storage ottoman that is full of those couch and chair covers.Some folks just have to have their dogs on the couch with them.

Mechanicals are something that can cost you an arm and a leg.

If you do one, a home for yourself to live in, as others have done, you'll be safe.I can't speak for Oregon, but here in NY where I invest, they passed the "Home Equity Theft Prevention Act" which for all intents and purposes, pulls the legs from under people doing sub-2's.

With you have the high-paying job as a resource, you could hire someone or get a trusted partner who can do the leg work of finding the property and running the analysis while you provide the capital for the deal.
