I bet they showed a picture of their family in some super nice looking rural setting and why are we doing this because Everyone wants to spend more time with their kiddos etc etc.. me personally not so much by the time they are teenagers the last thing they want is to spend time with us old duds

I think my best bet is to just pick one or two focus areas and ignore the rest for now.

Cosmetic repairs, convenience repairs, nuisance repairs, repairs that have nothing to do with habitability, or repairs for plain customer service have to be ok'd by the owner of the investment.  

We are definitely not at the bottom there (that was around 2010 when I bought) but if Aerospace keeps cranking there, though, and I'm betting it will, I still see some market upside in this cycle, just be prepared to hold through a downturn in case I'm wrong on that.

Everyone has the right to sue regardless if you're at fault or not and I bet that cost will be more than new heater covers so... write that check!
