In parallel to these investments, I found and hired a CPA for our books and IRS questions; a RE attorney for our contracts, closings and representations; a Loan Officer to help us acquire/dispose properties, and a License Contractor to keep me out of trouble - I like spending time at the jobsite :-).

Neither are boat people, they live there because it's beautiful and affordable.I think the tiny house and alternative living spaces are easier to manage in temperate places like Coastal CA.

I would recommend you leave the property whenever an agent is showing it.When you have a direct buyer with no agent representation, I would take them on a very brief tour, then tell them you are stepping outside so they can walk around by themselves and really check it out.
