On another note:There might be, somewhere, a RMLO who is an attorney or compliance officer or a very experienced underwriter, perhaps even a past regulator, that is to say there might be some very knowledgeable RMLOs.

Not that your lender is likely to lend for more than the appraisal says it is worth anyways, assuming it's a vanilla mortgage.I used to throw the 3 day waiver in with initial disclosures on every single transaction, until the compliance people told me I was being naughty.

my market i can assure you is alot harder then 90% of the rest of the market, the financials do not make sense for me to just own real estate and take a neg monthly loss once i move out from house hacking after one year, airbnb is harder in my market due to the laws most towns has past. it may be much easier in the midwest or south but not much here which i think you are right, i am asking too much from my own market where it does not work. i am now just trying to narrow down a area to try out. i have never been really outside of my home state so ill just travel to get a feel for the areas i feel has the best growth
