You mean, homeowners who are already advertising their property as a rent-to-own? 

@Ashley Herring, I would contact your local board and ask for sure, but in Colorado, the Real Estate Commission rules require you make it obvious, on any promo or advertising materials, who the broker is, in addition to you (as agent, or licensee), who can also be on the mailpiece, e.g., ReMax Advantage, Ashley Herring, Associate Broker, then your contact info.Beyond that, to avoid commission rules concerning an infraction called, "Sign Crossing," (a rule in Colorado) you should have a disclosure printed on the mailpiece that resembles the following:  "If your property is currently listed, please disregard this advertisement."

Is there a place to advertise for this type of business.  

@Micah Manor - When you say you have had success with signage, are you referring to "bandit sign" style advertising?

You're spending time and money to not only get your license, list, advertise, but then you have to find a broker who will hold your license only for you to sell your apartment, and that broker will require a commission as well. 

Then take new photos and advertise with all new appliances.

You can do a quick internet search and see the typical expense categories (advertising, insurance, management, etc.). 

Is this something I would have to advertise for sale on a site like grave solutions or would I just hold it till someone random person knocks on my door asking if I'm interested in selling?

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.
