It takes discipline to not follow "shiny objects of distraction" that look good from a distance, but take you off the path to success with a temporary euphoria.

Are the causes temporary or persistent?

Those two factors point towards this downturn being temporary.

The ultimate example in our market being East Shore vs West Shore which are totally different in everything from tenant preferences to property taxes.Good luck with your property analysis!

Reports I have seen say that there will be a temporary grandfather clause that applies to current LLP's until some time in 2018.For now, I am waiting to see how the dust settles before determining how to respond for my existing LLPs. 

We have a duplex that we rent annually at the jersey shore that we purchased in 2009 for what we thought was a great deal.
