Need to define asset type within commercial ( retail,industrial, multifamily, office, warehouse, self storage, etc.)Next define the deal size 1 million,5 million,10 million etc.Without this you are just throwing mud against the wall and seeing what sticks. 

Does anyone have a rock solid Storage Unit Lease that I could edit and use?

@Miles Curtis - Just to add, my CPA would charge around $200-225 for someone in your shoes.

Of my 2 rentals in Dundalk, one has a cellar area for storage and utilities and one doesn't have a basement (mono slab) and both were a challenge to rent -- it took months to get a good tenant.

If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract.

I got the luxury of having my stuff in storage and staying in extended-stay while they sat in my home.

We signed a "storage agreement" for $1000/mo.

Renters are usually not super concerned about taking their shoes off or tracking crap onto the floors.

I had an idea to offer a year's rental pre-paid at a storage unit, with the moving/packing included as part of the deal.

In your shoes, I would look for different people to do each of those tasks.
