Unfortunately, the water line was still too close to the wall and a nail hit it when the dry wall was put up. 

We look for internet resistant tenants ( food,karate,barber,gym,doctor,nail salon, hair salon,etc.)

They have made nail holes in the wall and patched poorly with different color and I had my painter paint the whole house without charging the them.

Patrick, I think you hit the nail on the head of what I was suspecting. 

As far as the suicide stuff goes, you pretty much hit the nail on the head.

I also need a roofer shovel used for getting under material and getting at the nails, these work great for demoing the flooring underlayment.

On multi-families I pay for the bed bug treatment - it is so difficult to nail down, but ultimately not right for the not guilty party to have bed bugs when the other side brought them in.
