This allows me to do a 1031 exchange and get into newer properties with better tax advantages (once I have used up most of the depreciation from the previous rental), and it allows me to never deal with deferred maintenance issues that increase my cost of ownership.

I recently considered a service that basically does what you mention specifically as "corporate housing" with companies, but never went further into it as I ended up renting the unit out to some normal folks.

I normally have them sign the Information About Brokerage Services if we meet up and ALWAYS have them sign the IABS and a non representation agreement if we agree on a price and I get the house under contract.
