I'm renting out my owner-occupied condo in Jersey City NJ in a 6 unit self managed building and I just informed my HOA about the incoming tenant.

I'm based out of New Jersey but got my Florida real estate license without ever stepping foot in Florida until after everything was done and I had chosen a brokerage, so it's more than possible.

Taylor, Jordan and Colton all have valuable input.The biggest reason you can't find a case study is because everyone's tax situation is different.

@Jordan Sachs  I've personally been wrestling with similar questions.I've run a lot of financial models over the last couple months, and most of my models end up making me decide to hold on to cash flowing properties.

I found a property in New Jersey thats in dire need of fixing and I'm looking to see if theres anybody in the area with knowledge that can help me out.
