To be safe, I take driving license and verification ahead of showing time to ensure potential tenants are legit. - pros: Cheapest. one-time investment into tech- cons:  unsafe if potential tenants turn out to be a pain2.

Typically only a few points higher than conventional but quicker to process + you wouldn't have to deal with hassle of moving, owner occupancy issues + MIP with FHA, PMI with conventional, and most importantly all of the income verification / underwriting for both of those.It all depends on what's important to you (rates, cash to close, speed to close, moving, etc) and what you can qualify for + working with a lender to comb through the options.

Solar makes living in a home cheaper, a pool has the opposite affect so it's not apples to apples.The math is simple with solar, if there are 2 identical homes sitting next to each other and one has a solar system like I have (8kw) that cost me 19.5k after tax credits, my house is worth 19.5k more, minimum.
