@Adam Haman cap rates are not typically used for duplexes.

Gerry: As I stated - you will not make money from the machines - it is only a convenience for your tenants that you provide for them.

Adam, I've yet to find the first property, however it comes down to basically two factors.  

@Adam Franco All of that should take less than 3 days. 1 day for inspector to come in and give a verbal assessment, next day contractor walks through, next day he gives you a comfortable not-to-exceed number.Now, if you don't have a trusted contractor and inspector and will need to run multiple people through, obviously it will take longer.

Its been on the market for four weeks in Adams MA.

Even if snow removal is deemed a tenant responsibility in the lease, it still leaves you open to liability.Hope this helps,Adam
