Texas you want to really run your numbers .. tax's there are very high and impact cash flow if your not careful along with what is usually a foundation repair or two or three during the course of owning the property. many times wiping out 1 to 3 years of cash flow per event. 

And HERE is my MAIN question:We haven't seen any of the pro forma or actual return numbers on the unit yet, and I'm wondering if they will really (or should really) have an impact on our decision.  

Bill Gulley has just provided you with some great information.Check with your Broker and you will find most won't allow it because of exposure, liability, and the impact that will have on the Brokerage's E&O insurance.
