People do it illegally all the time, until someone rats them out and they get shut down,  Also, I wouldn't want to have an insurance claim (especially a fire or some large liability issue) for fear that the claim would be denied once the true usage of the property was discovered by the ins. co.

I have been investing since 2001 and went through the roller coaster of 2008 crash,  made money, lost money and came out OK. over the years, I had two evictions sued by tenant once and tenant lost in small claims court.

This would prevent them from vacating the property prior to the end of the prepaid rent term and the tenant requesting a refund of rent they would claim would be "unused".

In 1 2 years after purchase I will Refi take out my money and buy another, tax free because I re invested it before claiming it as income.This maybe makes less sense in the states because your mortgage interest is tax deductible and ours technically is not unless being pulled out and reinvested.

Because push comes to shove if the named insured does not match what is on title, it is very easy for them to send out the denial and cause you to spend thousands litigating the claim or just take care of the claim on your own, which defeats the purpose of purchasing the policy in the first place.
