I'm sure that this distance is not going to make things any easier, but money goes farther there and I am wanting to relocate there if I can generate enough income to leave the software job.  

Has anyone uses or used the software Acturent.

There's others such as all the RentPath sites (rent.com, rentalhouses.com, rentals.com, lovely, etc) that is good too, not to mention Craigslist.You can do these all manually, or as Kevin said, if you are using software to manage your rentals hopefully it will syndicate your rentals to all these sites automatically and save you the time.

I've now found it & he's there with help & support & analytical software. 

This is maybe a bit off topic but since I am registered here I am sure there could be some people here who experienced this already.I would like to add a group chat service (not installed software) to my members area in my website.

There are also some other options you can employ, like using a software such as Kigo (www.kigo.com), which allows you to broadcast your listing out to (and manage it on) many platforms, including VRBO, Homeaway, etc.The bottom line is that there's a lot of ways to make money via Airbnb and short term rentals... they're definitely not all from tourists.  

Rentec or Buildium are nice software but I do not see the need for any paid software as your PM is doing all the heavy lifting.
