Neither is a loan from the money investor to the lender (it is an investment) as there is no promise to pay from the lender, the payments come from the borrowers.

Financing does fall through so you'll want to have that contingency there but you should be doing everything in your power to make sure you follow through on your promise to buy.

I'd assume these folks are looking for deals, regardless of where they are at in a given market cycle.Same in apartment buildings - Investment companies are looking for deals in various markets because their job is to provide their investors with the returns they promise.
