Lien laws are state specific and have Very specific procedures to follow in order to file a proper lien, and specific forms to use fir notices and filing a lien.Your contractor should be familiar with the requirements.

I want to try the rental business out, but if it's not for me then I want to sell the house.

Online was perfect for me because I run another business and have a large family.

At the moment it seems the best thing for me to do is to continue to talk to people for advice and information.  

Do same when you move in a new place   If your LL doesnt give you a form keep notes of anything damaged when you moved in. 

For me, both ticked all of the boxes for investing but price. 

This creates a bit of a conundrum to me as I really wasn’t planning to buy something this early, essentially moving my one year of waiting into potentially 4-8 weeks.So, the knowledge base I have so far comes in the form of around 30 BP podcasts, Brandon’s two books on rental property investing (read ~3 times), as well as the newly released investing guide by Josh and Brandon.

I think there is potential for me to buy the property and subdivide it to build 3 or 4 houses and keep one for myself.
